Camillus, N.Y. — A new apartment building planned for the old Camillus Cutlery site will resemble the factory that burned down eight years ago in one of Onondaga County’s largest fires.
Camillus Mills Redevelopment Co. plans to build a three-story, 60,500-square-foot building on the concrete slab of the former Camillus Cutlery factory along the west bank of Nine Mile Creek in the village of Camillus.
The building will have 6,500 square feet of commercial and retail space, and 58 one- and two-bedroom, market-rate apartments.
Camillus Mills Phase II LLC, an affiliate of Camillus Mills Redevelopment, will own the building. Camillus Mills Redevelopment will retain ownership of the land.
According to plans filed with the Onondaga County Industrial Development Agency, the building has been designed with clapboard siding, lots of windows, numerous residential balconies and a flat roof to match the one that was on the factory that sat on the site for many decades.
“It’s in the spirit of the factory, but it’s not an exact replica,” said Doug Sutherland, a member of the project’s development group.
Unlike the old factory, which sat adjacent to the sidewalk on Genesee Street, the new building will be set back 40 feet in deference to Camillus Cutlery’s former headquarters building, which the same group redeveloped into 29 apartments and 8,800 square feet of commercial space in 2017.
Forty-four covered, lower-level parking stalls and 53 open lot spaces will be constructed immediately north of the new building.
The Onondaga County Industrial Development Agency approved $434,550 in tax abatements for the $13 million project on Tuesday. The exemptions consist of $349,800 in sales taxes on construction materials and $84,750 in state mortgage recording tax.
Apartments at Camillus Mills are managed by Sutton Real Estate.
Camillus Cutlery got its start when Charles Sherwood opened a knife factory along the banks of Nine Mile Creek in 1894. Sherwood sold the factory in 1902 to Adolph Kastor, a German immigrant who had opened a knife importing business in New York City in 1876. By 1910, the factory employed 200 people.
Over the decades, the plant was a major supplier to the military and also sold knives under the Boy Scouts and Sears labels.
Hurt by cheap foreign imports, the company filed bankruptcy and closed its doors in 2007.
A fire on Feb. 11, 2013, destroyed more than 100,000 square feet of the old factory but spared the headquarters building.
