Carolina Fashions factory in Mauldin targeted for redevelopment - UPSTATE BUSINESS JOURNAL - Upstate Business Journal

The former home of Carolina Fashions costume shop and factory in Mauldin could one day become home to 300 luxury loft apartments and a food hall, a Greenville developer told the Upstate Business Journal.

The 100,000-square-foot facility on Bon Air Street was also the former home to Her Majesty, a children’s clothing manufacturer.

The building, which is 20% occupied by remaining Carolina Fashions team members working to clean the building out, may be used as an “adaptative reuse project,” said Colton Miller of Zenith Real Estate.

Miller said in February the company presented preliminary plans to about a dozen community members to convert the site into a mixed-use development with around 300 luxury loft-style apartments and an attached food hall. The proposed amenities would include:

  • Manicured courtyard/plaza green spaces
  • Outdoor seating
  • Lawn games
  • Pool
  • Crossfit-style gym
  • Decorative fences and border landscaping
  • Fenced play area
  • A rooftop cafe/bistro terrace

Zenith Real Estate — which should take full ownership of the site from New York-based owners in December — is also considering other mixed-use options but has not publicly provided details.

Once the company comes to a firm decision on which design direction it wishes to pursue, it will plan another neighborhood meeting at the Mauldin Cultural Center, Miller said.
