DEXTER, MI -- A 1940s powder coating facility in Dexter factory has been repurposed to house multiple tenants and is almost fully occupied.
The bright blue, 6,300-square-foot building with stone walls at 8080 Grand St. is now framed by drywall, with colorful steel beams, funky chandeliers, classic cars and four separate units.
Owners Paul Grusche and Don Darnell took over the space in 2016, hoping to turn the old industrial facility into a vibrant space for businesses.
A number of businesses now operate out of the facility, with a brewery and a potential co-working office space on the way.
“The whole inside, we gutted it to a shell. It was dirtier.” Grusche said. “Depending on where you were, there were dropped ceilings. The wall was all kinds of different garage doors. There’s bricked-in original window sizes... all the windows around that whole office space area were shrunk in half and they had home vinyl windows in there."
Erratic Ale Co. is a new microbrewery that owners Brian and Deb Schroeder are preparing to open in the spring. The brewery will seat more than 50 inside and outside, and will have 12 beers on tap daily, Brian Schroeder said.
“We’re still waiting for some details to come through on the state brewery permit," Schroeder said.
Whitetail Farm, a home goods shop in downtown Dexter, occupies a unit at the front of the building as an interior design office space adorned with a sparkling chandelier, plush cushions, rugs and textiles on display.
Another space showcases several classic cars that Grusche and Darnell restored and painted, including a 1978 Porsche “Press Tribute” art car and bright red 1987 Porsche. The two want to reconfigure the space into a co-working office area.
“We just decided... that we’re going to open this up to the first Dexter work-share that we know of,” Grusche said. “We’ve been looking around and we’re like, there’s nothing really in Dexter. Originally, this was our employee lounge (and) hangout space.
“It seems to be more dead space for us so we might as well try to see if people want to come here to use it."
The lounge and brewery’s bar tops are made of refurbished original wood that came from the ceiling of an attached unit that contains multiple offices, Grusche said. The offices are occupied by an accountant, photographer and lawyer.
Each unit has a massive steel beam that essentially becomes a focal point. The brewery draws the eyes with a lime green beam and the auto lounge’s “international orange” color mimics the tone of the Golden Gate Bridge.
“We thought this would be a great place to develop and turn the building around. We wanted to save an old piece that we thought could be industrial chic,” Grusche continued.
